Great interest in modular renovation and maximising the value of properties

The role of modular renovation in maximising the value of a property aroused great interest among the property and building sector professionals invited to a seminar held in Espoo, in southern Finland, on 21 April 2016.

The event included expert presentations on renovation as a way to increase the value of a property. The speakers also shared their experiences when renovating residential buildings in the Matinkylä district in Espoo. Organised by KONE and the companies involved in the Flowall consortium, the event also included a practical element as the guests were able to visit the site of the Matinkylä renovation project.

At the seminar, Mari Mäkelä from Consti talked about the comprehensive development of properties in Matinkylä and at other locations. Veli-Matti Heimonen from KONE Elevators Ltd talked about retrofitting lifts into existing buildings as part of their systematic renovation. Toni Wahlfors from Uponor Finland Ltd explained how industrial prefabrication can support pipeline renovation projects. Antti Ollikainen from Sweco Expert Services Ltd discussed the use of Building Information Models when planning a renovation project.

The seminar also included a panel discussion that focused on the renovation of two blocks of flats belonging to the housing company As Oy Matinkatu 8. In the panel, Jukka Teerimäki from Sampo plc represented the client’s viewpoint, Juuso Hämäläinen from Rakennuttajatoimisto Valvontakonsultit Oy focused on the role of a construction consultant and Tapio Virta from Consti contributed to the discussion from the contractor’s point of view. The discussion was moderated by Juha Salminen from Consti.

The event was organised by Consti, Uponor, KONE, Puustelli, Sweco and Valvontakonsultit.

Flowall site shown to professionals

One of the two sites included in the Flowall pilot project, the residential property As Oy Matinkatu 8 owned by Sampo plc, was shown to property and building sector professionals during the April event. The visit to the project site and the seminar on maximising the value of a property through modular renovation attracted more than 50 invited guests.

The Matinkatu buildings are part of a group of Sampo plc’s renovation projects that were chosen as pilot cases for the Flowall technology walls. Work at Matinkatu was launched in October 2015, and the project is expected to be completed in July 2016.

The Matinkatu project involves two residential buildings with a total of 45 flats. Built in 1970, neither of the three-storey blocks of flats originally had a lift. The pipeline renovation work was implemented with Flowall modules. In addition to the plumbing, the interiors were completely renovated, the electricity, telecommunications, automation and ventilation systems were renewed, and the layout of the flats was modified by, for example, changing the location of bathrooms in some of the flats. The stair halls were also renovated and retrofitted with lifts by constructing new external shafts. Moreover, the layout of basements was modified and the facilities modernised.

For the project, Consti was the contractor, Uponor supplied the technical wall elements, Sweco was in charge of design, Puustelli supplied the fittings and Valvontakonsultit provided the construction consultancy services.
