Consti and Hoas take renovation speed to a new level: bathroom, kitchen and floors fixed in seven days


Consti Group has been awarded a contract for the renovation of rental flats owned by the Foundation for Student Housing in the Helsinki Region (Hoas). The property, located at Linnoituksentie 10, in the Kivikko district of Helsinki, includes five residential buildings with 184 flats and total floor area of 10,000 square metres. Consti will implement the project under a design-build contract.

The renovation project will use the Facelift concept developed by Consti and Hoas, enabling flats to be refurbished in record time. Renovating the bathroom, kitchen and floors will only take seven days per flat, and tenants will not have to move out during the process.

In accordance with Lean principles, the continuous flow of work stages has been fine-tuned to the minute to ensure the most efficient time use possible on site.

“Our efficiency is very close to that of industrial manufacturing processes. For example, in bathrooms we are able to work 85 per cent of the time that the room is out of use. Workers will finish their tasks just in time before they are needed elsewhere,” explains Mikko Hell, general manager at Consti.

The property, built in 1993, will undergo a thorough refurbishment, but not a large-scale renovation of building services technology. All flats, stairwells, common sauna facilities and balconies will be refurbished, facades cleaned and the yard renovated. Work will begin in July and be completed in February 2018. The project will be implemented with funding from the Housing Finance and Development Centre of Finland (ARA), a government agency.

New bathrooms in just five days

The Facelift concept is particularly suitable for rental buildings where the overall look and living comfort need sprucing up but the building services systems are not yet outdated. The renovation will be carried out in each flat using the 5+1+1 model: five days will be spent renovating the bathroom, one day renovating the kitchen and the surfaces of wardrobes and one day redoing floors.

“Our aim is to achieve maximum improvements while causing minimum inconvenience to residents. They will be able to remain in their homes almost as usual. While their bathrooms are being renovated, residents can use temporary sanitary facilities,” says engineer Laura Pääkkönen, project manager at Hoas.

The concept is a continuation of the renovations aimed at improving residents’ comfort which Hoas launched in 2015. The biggest addition to the concept is the very quick bathroom renovation with a continuous workflow. The original bathrooms at the property were fitted out with wall panels. Their floors and walls will be tiled and all furniture and fixtures will be replaced.

“Panelled bathrooms do not need to be completely gutted, which means we can build new bathrooms in just five days. Many bathrooms of this kind from the 1980s and 1990s are becoming outdated, so there is more demand for an efficient renovation method,” says Mikko Hell from Consti.
